Oak Ridge General Specifications

The following specification is an example or starting point to the process, we take pride in adjusting our specification to meet your needs.

  • All necessary building permits, architectural plans and developer approvals
  • Selective log clearing for house, driveway and septic with removed trees taken off site. All stumps will be removed.
  • Foundation wall choices of poured or block wall. Parged exterior with water proofing.
  • Well drilling or central water lines with their allowances are included.
  • Septic systems with tanks and pumps or central sewer with E-1 tank.
  • All backfilling and final grading, removal of all building debris from the site.
  • Variety of siding, such as; Hardiboard, cedar and vinyl over Tyvek and sheathing
  • Framing is 16” on center using 2 x 6 exterior stud walls. All floors are ¾” T & G Advantec. Rafters are 2 x 8 or 2 x 12 in the cathedral ceilings.
  • Exterior doors are Fiberglass or steel manufactured by “Thermatru”. Garage doors by “CHI”.
  • Andersen 400 series with screens and French wood sliding doors and screens.
  • Roof shingles are 30 year architectural with required ice and water shield, soffit, gable or ridge venting as required.
  • Fiberglass insulation of R-38 in all ceilings and R-19 in all exterior walls. Insulation of crawl space or full foundation to meet or exceed building codes.
  • Walls and ceilings will be sheetrock with ½” sheetrock, glued and screwed and receive a Level 4 finish consistent with industry standards including garage. Water resistance sheetrock in baths.
  • Fireplace to be gas or wood. Manufactured stone or brick to ceiling height with raised hearth and wood or Bluestone mantle.
  • Flooring varieties such as; hardwood, tile, carpeting and vinyl.
  • 200 amp, 40 panel service with outlets to exceed local codes. Copper wire and under writers inspection.
  • HVAC systems of oil, propane, heat pumps or Geo-thermals.
  • Plumbing fixtures – Standard fixtures for baths are by Moen. Elongated toilets with mixing values. Turn off valves at every fixture. Double bowl stainless sink with one touch faucet.
  • Large selection of “Conestoga” cabinets in maple, oak or hickory with a variety of tops and edgings to select.
  • Interior doors are available in a variety of styles and in your choice of stain or paint. Interior trim are reviewed with client for particular finish.
  • Homes are primed and painted with flat “Latex” paint throughout home. Trim, doors and wood work are stained with two coats of urethane or painted with white enamel in a semi-gloss. All nail holes are filled for a smooth finish.
  • Thoroughly and a complete cleaning inside and outside.
  • All products and selections to be reviewed with client before signing to insure that there is no hidden cost.
